Projects.

Homes to reimagine, and homes still to be built. Chosen one by one, with our view of what each needs and what to confirm before you commit — never a figure we cannot stand behind.

To renovate

Homes to reimagine.

Sound houses and apartments priced for what they are, not for what they could be — chosen because the bones, the plot or the position justify the work. Each one comes with our view of what it needs and what to confirm before you commit.

What to check

  1. 01Structure, roof and damp — seen, not assumed; an independent survey before any offer.
  2. 02The licence situation: what is legal, what is tolerated, and what a reform or extension would need from the town hall.
  3. 03Community rules and plot limits — whether the home you have in mind is actually allowed.
  4. 04Services and access: water, power, drainage, road, and what connecting or upgrading them involves.
  5. 05The finished comparables on the same street or urbanisation — the reason the price makes sense.

To build

Homes still to be built.

Off-plan apartments and villas, projects under construction, and plots with a licensed project — from developers with a track record we can name. We publish the completion year, not “soon”.

What to check

  1. 01The building licence — granted, not applied for; ask to see it.
  2. 02The developer's completed projects, and what they look like a few years on.
  3. 03Deposits protected by a bank guarantee or insurance, as Spanish law requires (Ley 20/2015); the guarantee is yours to hold.
  4. 04The payment schedule, the completion date and what happens if it slips — in the contract, not the brochure.
  5. 05Specifications and plans, not renders; snagging and first-occupation licence before completion.
